Purpose

This position serves a key role on the Land Management Disbursements team. The incumbent will be responsible for abstracting financial and contract terms from lease agreements, and remediating issues with contract set-up. The Payment Analyst will be required to learn and efficiently operate within a complex real estate and financial system and interface with various operating units across the US and Spain. The position will report to the Manager – Land Lease Disbursements.

Responsibilities

• Interpreting lease agreements and other land-related agreements for Avangrid’s real estate portfolio in development, construction, operations

• Accurately abstracting critical lease payment and contract terms in SAP-RE according to agreement/contract specifications for new and existing agreements.

• Diligently researching discrepancies and performing payment reconciliations, as needed

• Evaluating rental provisions including flat and complex rents across all phases, royalties, reimbursements (crop damage, legal fees, taxes), installation fees, met tower fees, etc.

• Fulfilling data requests for commercial real estate transactions, as needed

• Supporting efforts with landowner payment cycles and statements (rent, royalty, CPI)

• Researching historical transactions, uncashed checks for escheatment, Ad hoc payment research, and 1099 reporting

• Scheduling land payments and entering new contracts in SAP system

• Working harmoniously with multiple business units to make effective progress

Skills and Requirements

• Bachelor’s degree in business, finance, or accounting

• 3-5 years of experience as a payment or accounting analyst, ideally in the real estate field.

• Basic knowledge of US-GAAP and IFRS accounting guidelines

• Familiarity with lease and real estate contracts and complex payment terms

• Lease portfolio experience a plus

• Renewable energy or utility experience a plus

• Proficiency with Microsoft Office (Excel) applications. SAP Transactional Knowledge; SAP-RE experience a big plus

• Exceptional attention to detail and problem solving

• Effective written and verbal communication and interpersonal skills
