Become a Senior Specialist - Right of Way Agent working with within Land Management, Land Services, a division of Vegetation & Land Management, within Transmission and Distribution Organizational Unit at Southern California Edison (SCE) and build a better tomorrow. You will lead negotiating, communicating, managing, and protecting real property rights, and maintenance, including third party uses on SCE owned land and property owner activity on easements. You will ensure compliance with SCE’s land policies and jurisdictional requirements in connection with licensing and encroachments

Ensure compliance with SCE’s land policies and jurisdictional requirements in connection with licensing and encroachments.
Review and analyze property rights, resolve land issues with customers and public agencies, perform site inspections, coordinate contractors for homeless encampment removal, debris removal, graffiti removal and conduct office and field meetings, address billing/invoicing with internal and external clients, prepare various real estate agreements including permits, licenses, cost estimates, seek process improvements, and other land related documents and/or agreements.
Maintain positive working relationships with internal and external stakeholders (e.g., clients, customers, peers, management, regulatory/governmental agencies).
You will also travel to various site locations, within the entire service territory, on a frequent basis using a personal or company vehicle.
Carry out maintenance activities on SCE fee owned, non-licensed properties. This would include coordination of obtaining bids, scheduling contractors, including stakeholders, corporate security (in most cases) and local authorities for the removal of homeless encampments, debris removal and graffiti removal.
Procure, award and maintain Contractor Purchase Orders.
Establish goals, develop strategic processes to execute work, monitor budgets for various disciplines and track maintenance jobs.
Ensure projects are completed on schedule and within budget.
Effectively manage Land Management’s encroachment budget to authorized target. Group and schedule encroachments by location to minimize costs.
Procure Railroad permitting or related rights from various Railroad agencies to allow SCE to install new, replace, maintain or relocate facilities.
Five years of experience in negotiating and sales of real property, title, property management, survey and/or land management
One year of experience gathering, analyzing, reviewing, negotiating, and administering property rights information and related agreements and contracts
Possess a valid U.S. driver license
Bachelor’s or higher in Business or other related discipline
Demonstrated experience identifying customer and business problems and support the creation of product requirements and plans to pursue opportunities to address identified problems
Demonstrated experience with encroachments, licenses, permits, and understanding land rights
Experience performing site inspections/evaluations
Demonstrated experience planning and organizing workload, adjusting to changing priorities, managing politically sensitive projects
Demonstrated experience facilitating meetings and presentations with both internal and external stakeholders at all levels
Demonstrated experience using Microsoft Word, Excel, PowerPoint, Access, and SAP

Work Mode: When a return-to-office date has been determined, this position’s work mode is hybrid . The employee will report to an SCE facility for a set number of days with the option to work remotely on the remaining days. Unless otherwise noted, employees are required to reside in the state of California. Further details of this work mode will be discussed at the interview stage.
