Position Summary

Manages projects varying in scope and size across the company corporate real estate portfolio. Responsible for overall project scope, schedule, cost and risk management. Partners with Facility Managers to achieve approved project scope, develops project schedule and detailed milestone schedules, project-level cost tracking and reconciliation. Responsible for leading projects through all internal and external processes. Manages the project scope, schedule and closely plans and manages all project costs. Ensures availability or seeks out adequate resources for projects. Helps to promote the use of company standards, and the use of owned and leased sites to their highest potential.

Essential Responsibilities

  • Manages projects. Oversees projects from the initial study phase to the final project closeout. Defines project scope and performs cost benefit analysis. Generates specifications, budgets and schedules. Obtains project approval. Oversees the design, bidding, vendor selection, contract negotiations, construction, and close-out phases of a project. Continuously monitors and updates schedules, budgets, and scope changes. Generates equipment and training manuals related to the final project.

  • Analyzes performance and costs. Develops, tracks, and reports value-added savings obtained through direct negotiation and cost avoidance initiatives. Updates department construction cost and schedule history files and other pertinent project matrices. Submits capital forecasts for all projects being managed.

  • Monitors building standards. Helps implement design standards and programs to ensure a safe, reliable, functional, flexible, and consistent environment for all business units. And oversees ADA, LEED, energy conservation, and Preventative & Predictive maintenance initiatives and compliance.

  • Building renewal evaluations. Helps assess, evaluate, and monitor the physical condition of Xcel Energy sites. Assist with defining building renewal initiatives, and help implement scheduled work.

  • Ensures contractors comply with internal safety programs. Verifies costs and approves invoices. Uses internal software to document and track outside contracts, RFPs, and work orders.

  • Performs field service inspections of electrical, mechanical, fire protection, internal/external lighting, general building, and exterior construction or maintenance work. Requires a general working knowledge of exterior roadways and parking lots, exterior building shell construction, and structures, mechanical and electrical systems, and interior tenant improvements.

  • Leads weekly project meetings for contractors, vendors, and internal team members working on and impacted by the Project. Ensures all decisions are made and directives provided to ensure project remains on schedule.

  • Engages with internal business partners to ensure project alignment.

Minimum Requirements

  • Bachelor’s degree in Architecture, Interior Design, Project Management, Facilities Management, Administration or related field, or equivalent education and experience.

  • Five years of experience in construction and project management in a corporate environment with experience in customer service or business communications.

  • Proven written and verbal communication skills.

  • Ability to communicate on technical and non-technical levels.

  • Broad-based working knowledge of company and the work environment of Facilities Management’s customers.

  • Working knowledge of Federal (OSHA, EEO, ADA, HAZMAT), State (Worker’s Comp, Building Codes), Local (Zoning, HVAC, High Rise) codes.

  • Project Management Certification preferred.

The anticipated starting base pay for this position is: $68,000 to $96,666 per year
