Summary

Works as part of a Facility Maintenance Team at an intermediate to tradesman multi-skill level. Works with minimal supervision to perform a wide variety of maintenance tasks. Has developed an understanding of physical laws and principles of one of the following skill areas: carpentry, plumbing, HVAC, and electrical, and can perform basic tasks within a specific skill independently. Performs routine maintenance, repairs, trouble calls, and assembly/installation of facilities equipment. Performs preventive maintenance as needed to reduce equipment downtime. Capable of reviewing own work for quality and timeliness.

What You'll Do

  • Perform repairs on building equipment and systems. Also, assist others on more complex equipment to gain experience.

  • Is able to work form blueprints, layouts and schematics.

  • Maintain HVAC equipment such as coolers and exhausters. Other tasks include water treatment, changing filters and belts on air handlers and assisting tradesmen level technicians on more complicated tasks.

  • Responds and makes repairs to basic electrical jobs such as light, fixtures, repair, replacement or light switches and outlets.

  • Perform preventive maintenance on all types of equipment throughout the facility to prevent unscheduled downtime.

  • Oversees work of vendor/contractors to complete work assignments.

  • Plans and schedules own work to meet deadlines effectively prioritizing to meet customer needs. Orders and replaces supplies and equipment parts.

  • Interpret and communicate in verbal and written form information applying to technical matters and procedures.

  • Update prints, schematics, manuals and procedures as necessary.

  • Use test instruments and tools needed to complete a given task, orders and replaces supplies and equipment parts.

  • Repair/maintain pumps, compressors, machines and a variety of other equipment needed for the operation of the facility.

  • Operate/maintain air condition systems and equipment such as direct expansion units, chillers, air handlers, coolers, heaters, cooling towers, etc. in order to meet necessary environmental requirements or comfort levels.

  • Maintain variety of electrical systems throughout the facility.

  • Oversee work of vendors/contractors to complete work and projects from start to finish.

  • Coordinate the activities of co-workers and assumes leadership and administrative duties when necessary. Recognizes obstacles during the planning process, develops contingencies, recommends solutions and follows through with appropriate actions.

  • Other duties as assigned.

  • Employee must work safely and efficiently in the performance of their job duties. Must maintain effective working relationships with other employees, customers and the public. Must have the ability to understand and carry out oral and written instructions, and have the ability to accurately and legibly complete applicable paper work. May be required to work a reasonable amount of overtime.

What It Takes To Succeed

Entry Level: Must have completed all O&M Specialist 1 training objectives. Qualifying tests may be given. Must pass all training objectives. Reasonable and necessary overtime will be required.

Employee is subject to non-continuous multi-shift work schedules and 24 hour, 7 day per week call out. Successful bid evaluation. Training: Employees in this job classification will be required to complete a number of training modules. When completed, they will be required to demonstrate knowledge gained by passing written and ‘hands-on’ tests. Some training offered at this job level is intended to offer employees enhanced knowledge and skills which will better enable them to qualify for higher level job opportunities both within the Facilities Services group and in other functional areas of the Company. T/A Level: Considerable courtesy and cooperation is required to establish and maintain effective working relationship with employees and customers. Ability to work effectively in a team environment to achieve common goals. Ability to employ safe working practices under all conditions. Ability to understand, carry out and explain basic oral and written instructions. Ability to perform work functions with limited direct supervision. Ability to effectively work under varying schedules, imposed deadlines and under emergency conditions. Basic understanding of job costs and ability to work within a budget allocation. All prescribe training for the O&M Specialist 2 – Entry Level must be completed before an employee is eligible for progression to the O&M Specialist 2 – TA job level. O&M Specialist 2 – T/A (Thereafter) job level employees progressed to this T/A level should demonstrate a full understanding of a primary skill area acquired in the entry level of this job. Additionally, they will continue to gain increased knowledge of a secondary skill base in one of the following maintenance disciplines: Electrical with HVAC, Plumbing or Carpentry; HVAC with Electrical, Plumbing or Carpentry; Carpentry with Electrical or HVAC, Plumbing with Electrical or HVAC; or I&C with HVAC, Mechanical, Electrical or Plumbing. These jobs may be posted requesting a particular primary skill.

Employee performing assignments at the O&M Specialist 2 – T/A level are characterized as having the following types of capabilities:

To maintain, troubleshoot, repair, assemble and/or install systems and equipment for environmental systems such as heating, cooling and lighting. Identify process problems and recommend improvements. Demonstrate a strong working knowledge of problem solving techniques by diagnosing and troubleshooting problems on a wide variety of equipment and systems. Is viewed as a highly skilled resource in own field of specialization. Assume leadership role. Can direct the work of others in the performance of duties. Participate in cross-function team activities. Demonstrate a thorough understanding of budgets and job scheduling and ability to work as Project Leader. Capable of reviewing own work for quality and timeliness. In-depth knowledge and skill gained in performing this job, or by successfully completing required training associated with this job, may be applied when performing similar job responsibilities in other functional areas of the Company.

  • Successful completion of O&M Specialist T/A training

  • Employee must possess a CFC Universal Certificate or obtain this certificate within 6 months after placement in this job

  • EDUCATIONAL TRAINING FOR T/A. Required modules for: Electrical with HVAC, b) Plumbing, c) Carpentry or d) I&C are identified in department training outlines

Experience

Employee must have completed a minimum of one (1) year as an O&M Specialist 1, T/A, or have the equivalent of four (4) years of Facilities maintenance work experience. A minimum of 2 years OJT is required for progression to T/A or equivalent.

Hybrid Workplace

SRP currently offers a hybrid workplace, which allows employees whose jobs can be performed remotely, and who have sufficient technical capability, to telework up to three days per week.
