Position Purpose This position provides project management services to the Operating Services of the company in the areas of building construction, renovations, remodeling, and office space planning for projects that will have some impact on company operations and/or investment planning. Projects have some complexity, and moderate cost. Position ensures that project estimating, planning, design, construction, and closure are safely completed within time, budget, and scope constraints with acceptable quality to meet customer needs.

Qualified candidate will be hired at the appropriate level based on demonstrated experience, education, skill set and performance.

Education & Experience Bachelor of science degree and two or more years of Building Engineering and Construction experience. One additional year required without PE certification, MBA, or MS degree. An alternate combination of education and experience that results in equivalent job knowledge can be substituted.

Preferred Qualifications Working knowledge of state and federal regulations and requirements which apply to major design and construction projects. Ability to use project management control programs. Experience related to computer processing of cost and schedule information. Excellent oral and written communication skills. Demonstrated understanding of concepts and principles related to managing small projects for building construction and renovations. Ability to serve in a leadership role. Working knowledge of technical issues faced in developing a new facility, the addition, expansion, or extension of an existing facility, or renovation/alterations to a facility.

Job Description Develops project work plans, manages project changes, and resolves project problems to ensure project schedule is maintained. Ensures budget compliance through the use of cost effective designs, regular monitoring of project activity, and careful review and control of costs of large projects in excess $50,000. Directs the efforts of a project team (approximately 4-6 personnel, including consultants, contractors, or architects). Achieves effective project coordination and harmonious inter-departmental relations through regular communication, project meetings, and reporting for projects. Coordinates development of project cost estimates, cash flows, business cases, and schedule for the operating plan and budget. Ensures timely and cost effective purchase and use of high quality and reliable materials, services, and equipment. Establishes project teams which provide the most economic mix of available qualified internal personnel, consultant, and contractor personnel. Leads and coordinates post-project review meetings and activities for project quality review and closure. Provides input into performance reviews of project team members. Ensures local permitting and state and federal regulatory commitments are achieved within budgetary and scheduling constraints. Performs other duties as assigned.

Work Conditions Normal office environment with frequent trips to construction sites.

Physical Effort Primarily sitting with optional standing or walking.
