In our Land Services department, we are acquiring in a timely, accurate and most cost-effective manner the land rights required for constructing basic to complex projects that provide a safe, reliable, and cost effective system to serve our gas customers. When appropriate, our Right of Way Agents are effectively managing multiple contract resources used to accomplish this task. Danville is the county seat of Hendricks County, a fast-growing urban county located 20 miles west of Indianapolis, IN. Enjoy outdoor activities? What you will be doing:

  • Perform title abstracting to determine property ownership.

  • Use County GIS sites from a personal computer or actually searching the records at the various County Offices

  • Obtain assessed property values from these sources and analyze the data thereon to determine approximate Fair Market Value for the property in question

  • Acquire in a timely, accurate and most cost-effective manner the railroad permits and land rights required for construction projects, or effectively manage multiple contract resources used to accomplish this task.

  • Initial consultation with company design personnel and furnish input if necessary to determine the best possible routing for the project

  • Prepare timelines and strategies for resources needed to complete acquisition by the needed construction date

  • Meet with land surveyors to arrange for them to prepare legal descriptions and drawings

  • Meet with appraisers to arrange for them to prepare easement valuations or appraisals beyond the capability of the agent to prepare, or alternatively to prepare easement valuations or appraisals themselves

  • Prepare all necessary documents and buyer packets for each parcel on the project including easement documents, sales disclosure forms, exhibit drawings, copies of deeds and land valuation records, compensation offer sheets, contact information, engineering drawings, maps and any other useful or necessary documents

  • Coordinate with contract right of way buyers on negotiations with the property owners or their attorneys for execution of the easements or alternatively conducting these negotiations themselves

  • Communicate with all involved company personnel at regular intervals throughout the project to coordinate special conditions for construction or adjust timelines if necessary

  • Negotiate damage settlements due to construction projects

  • Monitor local developments (laws, permitting, publicity, vacations of public rights of way, etc.) which may have an effect on the Company’s facilities and right of way and handle appropriately

  • Accurately respond to inquiries concerning the Company’s land rights

  • Manage requests from external customers requesting easements or licenses to use Company property

  • Work with field personnel, system planners/designers, property owners, Land Services staff, attorneys, appraisers, surveyors and engineers, company and contract environmental personnel, developers, tenants, government officials as needed to successfully complete assignments

What you bring:

  • An Associate's degree or equivalent experience

  • Minimum of three years experience in real estate, legal services, surveying, engineering or other related fields.

  • Experience with use of Microsoft Word, Excel, databases, Internet and other personal computing applications. Ability to read and understand maps, engineering plans, property maps, legal descriptions and legal documents. Functional knowledge of legal concepts, language and real estate law. Functional knowledge of real estate transactions

It would be awesome if you have:

  • A Bachelor’s Degree

  • A SR/WA certification from the International Right of Way Association

  • A Real Estate Broker’s license.

  • Five plus experience in real estate, legal services, surveying, engineering or other related fields
