Primary Purpose

PRIMARY PURPOSE OF POSITION

Performs maintenance, repair and installation of building heating, air-conditioning, plumbing, electrical, mechanical and fire protection systems.

Primary Duties

PRIMARY DUTIES AND ACCOUNTABILITIES

• Assists higher classified employees with inspecting, testing, and troubleshooting of air conditioning, heating, plumbing, fire protection systems and auxiliary equipment. Fabricates equipment as directed and keeps all equipment clean and operational.

• Operates, repairs, installs, maintains and services heating and air-conditioning systems and equipment. Cleans and replaces filters, lubricates motors, belts, bearings, etc. Monitors operation of equipment and makes necessary adjustments to maintain proper temperatures, volumes, etc., as directed.

• Repairs other related mechanical equipment, such as: boilers, air compressors, low-pressure steam system, water filters and systems, piping and fittings, trash compactors, primary and auxiliary controls, equipment, etc., as directed.

• Installs plumbing fixtures and related equipment. Repairs and replaces leaking pipes, fixtures, etc. Analyzes water system and adds chemicals, as necessary.

• Dismantles, cleans, repairs, and reassembles equipment; cuts, threads, solders and installs pipes; installs duct work; covers pipe and insulates equipment; replaces or reseats valves, as directed. Checks bearings, calibrates or replaces controls, adjusts regulating valves and thermostats, as directed.

• Starts, stops, and secures compressors, pumps, fans, etc. as directed. Monitors and changes operating status of equipment, as required. Reads and interprets prints, schematics, and specifications.

• Performs related building maintenance, such as: brazing of metal benches and guard rails, repairs and installs guttering, installation and tests on the emergency electrical power system, UPS system, batteries, ceiling tile, molding, office furniture, doors, moves etc.

• Ability to identify, diagnose and troubleshoot electrical issues within building systems and facilities to ensure safe and efficient operation.

• Monitor, operate, and troubleshoot Building Automation System (BAS) to optimize the performance of HVAC, lighting, and other building systems. Adjust system parameters to maintain efficiency, identify faults, and coordinate with technicians for system enhancements.

Minimum Qualifications

MINIMUM QUALIFICATIONS

• Demonstrated ability and experience as a Junior Building Engineer or possess equivalent outside experience in HVAC, Plumbing, Mechanical and/or Electrical.

• Possess general knowledge of applicable operating procedures and instructions. Possess ability and skill in the use of hand tools, power tools and instruments.

• Ability to comprehend and interpret prints, schematics, and specifications.

• Possess working knowledge of Company safety regulations, applicable to work performed, and general First-Aid methods and procedures.

• Possess a valid Company and private motor vehicle operators permit.

• CFC Universal Certificate

• Hourly rates will be paid in accordance with terms of the candidate’s skills, qualifications, experience or collective bargaining agreement: $39.16/Hr.
