JOB DESCRIPTION

This position is covered by NERC CIP cyber security standards. Prior to being hired, promoted, or transferred into the position, the candidate must successfully pass a Personnel Risk Assessment, which includes identity verification and a criminal background check. Prior to being granted unescorted access to cyber secure areas, the candidate must attend cyber security training. Annual cyber security training is also required.

Building Maintenance Tech II

SUMMARY: Under direct supervision, acts as a journeyman in their particular craft (Electrician, Carpenter, Painter, Plumber, Industrial Mechanic, Plant Operator).ESSENTIAL DUTIES AND RESPONSIBILITIES:Electrician:Performs AC Power Troubleshooting, wire sizing and panel make-up, and pipe installationMaintains a thorough knowledge of motor starters, breakers, transformers, relays, heaters, fuses, and sizing for all the abovePerforms the removal or demolition of existing devicesInstalls control wiring, fire alarms, low voltage systems as well as building automation systemsChanges light bulbs on 10 to 12 foot ceilingsInstalls electrical wiring and socketsReplace various types of motorsInspects and repairs HVAC units and fans and changes filters on HVAC unitsCarpenter:Works with metal and wood framingInstalls and finishes drywallHangs doors and installs lock and hardwarePerforms cabinetry, mill and machine workInstalls suspended and hidden spline ceilingsInstalls VCT tile, base flooring and removable interior partitionsPainter:Matches colors and tints for the following products: stain, enamel, latex lacquer, and epoxiesFinishes and textures drywallHangs wall paperPerforms masking and detail workPlumber:Maintains general plumbing fixtures and pipingRemoves old and installs new plumbing fixtures and pipingCleans sewers and drainsMaintains sewer sump equipmentMaintains drinking fountainsCleans water overflows with wet vacuumPerforms preventative maintenance on plumbing pipes and drains, and adds enzymes to drainsIndustrial Mechanic:Maintains current knowledge of pumps, fans, electrical motors, belts, bearings, and sealsInstalls pumps, fans, electrical motors, belts, bearings, and sealsAscertains problems associated with fans, electrical motors, shafts, bearings, and sealsInstalls new mechanical systemsUtilizes electrical and voltage testersMaintains fan-balancing equipment such as micrometers, tachometers, gauges and dial indicatorsPlant Operator:Reads blueprints and schematics effectively and accuratelyDemonstrates and ability to make environmental changes in the buildingMaintains knowledge of the Honeywell Delta 1000 EMS systemPerforms data entry and programming functionsMaintains and installs sensor and reporting/control devicesCalibrates and maintains control of pneumatic controlsInspects equipment such as EP/PE Relays, electronic devices, fans, pumps, and performs valve sequencingMonitors building equipment functionsCOMPETENCIES:Ability to read and understand blueprintsFamiliarity with structural building systemsKnowledge of building codes and OSHA standardsAbility to work independently and use safety devices and work aids such as: protective clothing and gloves, goggles, breathing apparatus, and earplugsAbility to guide non-journeymen and or helpers in their specific tradeQUALIFICATIONS MINIMUM EDUCATION AND/OR EXPERIENCE: High school diploma or GED and completion of formal apprenticeship with four to five years experience, or equivalent combination of education and/or experience related to the discipline.CERTIFICATES, LICENSES, REGISTRATIONSJourneyman Craftsman Certification is required.Must possess a current, legally valid driver¿s license and meet the company¿s driving record requirements.COMMUNICATION SKILLS: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manualsAbility to write routine reports and correspondenceAbility to speak effectively before groups of customers or employees of organizationMATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volumeAbility to apply concepts of basic algebra and geometryCOMPUTER SKILLS:Knowledge of spreadsheet and word processing softwareANALYSIS AND PROBLEM-SOLVING ABILITY: Ability to define problems, collect data, establish facts, and draw valid conclusions.
