Building Engineer-T2

Inspects, operates and maintains stationary mechanical and electrical equipment. Performs remedial and preventative maintenance of all running equipment and physical plant. Responsible for the operation of the computerized energy management system. Completes, processes and follow through on work tickets as assigned through work ticket system.Continued education in the field of power engineering. Maintains general building and ground areas.

Purpose and Mission

  1. Inspects, operates and maintains stationary mechanical equipment relating to heating, ventilating and air-conditioning systems (HVAC), or supervises others in the same. Makes entries into daily log of all equipment. (5%)

  2. Inspects general building and grounds areas ensuring general appearance through the performance of routine preventative or remedial maintenance tasks. (10%)

  3. Inspects on established schedule all HVAC systems, electrical equipment, elevators, physical plant and grounds. Cleans and lubricates units, adjusts controls and thermostats as required or as requested by Chief Engineer. (10%)

  4. Operates equipment using the computerized energy management system. (10%)

  5. Maintains tools and equipment in proper order and keeps records and inventories as requested. (5%)

  6. Assists in key control function, keeps control records on acquisition and distribution of keys and locks for Association and tenants. Reproduces keys with appropriate authorizations. Assists contract locksmith services with required projects. Assists with representatives of contract services including, but not limited to, cleaners, window washers, parking, waste disposal, mechanical maintenance, grounds maintenance, and water treatment services (15%)

  7. Attends schools, classes, seminars, conferences to keep up with the technology in the field of power engineering. (5%)

  8. Performs routine maintenance and service request tasks as assigned in support of Association personnel and tenants. (30%)

  9. Prepares monthly maintenance and operations report and recommendations for Manager. (10%)

  10. Performs other tasks as required.

Requirements and Qualifications

• High School Diploma

• Is required to operate all building HVAC equipment as well as a wide variety of mechanical repair and maintenance equipment.

• Must be competent with the functions and use of computerized energy management system.

• Will be lifting up to 75 lbs.

• Will be carrying objects up to 25 lbs. during snow removal operations.

• Will be exposed to fumes, odors, and chemical hazards when painting walls, using solvents for cleaning equipment, and unloading water treatment containers.
